PSG’s experience dates back to the late 1980’s when real estate was in a tremendous down cycle. Space absorption was negative, rents were weak and real estate companies were competing heavily to earn the fee business of corporate America. At the same time, companies were downsizing, rightsizing and generally beginning to look at ways to cut expenses. Since expansion activity was low and fees were competitive, the corporate real estate departments were trimmed substantially.
IBM Opportunity
PSG’s President turned IBM’s “right sizing” into an opportunity to earn a new management assignment billing, collecting and administering the subleases that grew as their need for primary space shrank as did their real estate department. Almost immediately, this opportunity led to similar opportunities to help companies like Sprint, Prudential, Exxon and Advocate Healthcare with their portfolios of owned and leased property.
The Internet
With a growing mass of customers and using standard software and reporting, the lease administration business soon attracted many new players, primarily tenant representation brokerage companies seeking to secure long-term relationships with national tenants. In the mid to late 1990’s the Internet promoted better information sharing and more intuitive navigation; attracting the software companies into the real estate services business. Following the "dot com bust", many of these companies went away or got sold to a few consolidators leaving a few big players and some orphaned legacy databases behind. With it there still remains a great deal of question as to which software is "the best solution" and how much that solution can really help when the people and processes are still not aligned with it.
The Business Today
Today, the concepts of a team of highly trained, respected, experienced professionals with the best technologies building best practices seem to be needed more than ever.
